The free source directory
Every source below is free to browse (a few ask for a free sign-in to bid or see full detail — noted). Watch for look-alike sites; trust official .gov and the names listed here.

6. ARV (after-repair value) — from recent nearby SOLD comps
ARV is based on recently sold, similar, nearby homes — not current asking prices. Enter each sold comp with its size; the app works out price per square foot and applies it to this home's size. You can always type your own ARV over the result.
Which way do I nudge, and by how much?
Adjust the comp to match your fixed-up home: better comp → minus, worse comp → plus. It's a dollar amount, not a percent. Click the ⚙ gear on any comp and answer a few questions — the app fills the Adjust box for you using your Local adjustment values. Don't adjust for size; the price-per-sq-ft already handles that.
Estimate a value from my own comps (paired sales — area-specific)
No app can pull your area's numbers automatically, but you can derive them: pick two similar sold comps that differ by one feature, and the price gap is what your market pays for it.

The everyday routine
- Find Properties: pick what you want and where, click Build my search links, and open the free sources. Save any address with one click.
- Add / Edit: fill in the property — records, type, year built, inspection/fire history, owner/manager, contact, value, asking price, and repairs.
- Repairs & ARV: add repair line items and comps; the app figures your repair total, ARV, the 70%-rule Maximum Allowable Offer, and projected profit.
- Deal Report: print or save the Repair Estimate & ARV report.
- Send to EARR: if a property overlaps a surplus lead, one click copies it into your EARR surplus app.
The investor math, in plain words
ARV is what the home is worth after it's fixed up (from comparable sold homes). Repair total is what fixing it costs (plus a contingency cushion). The 70% rule says a common maximum offer is 70% of ARV minus repairs — that leaves room for profit and surprises. Projected profit is ARV minus your purchase price, minus repairs, minus holding/closing/selling costs.
Can it search every site automatically?
No tool can — sites block automatic pulling and there's no one database. This app sends you to the right free sources and keeps everything you find organized in one place.
How does “Send to EARR” work?
On your website (both apps on the same address), it copies the property straight into your EARR surplus leads. If you're just opening files on your computer, it also downloads a small file you can restore into the EARR app. The manual shows both.
